Commercial painting in Collier County, planned for Gulf salt, summer rain and the people inside

Collier County's buildings face salt off the Gulf, a wet season and hurricane-season wind, and some owners live elsewhere part of the year. Romco Builders works through those facts first and writes the quote after. Every building type, every size.

  • A licensed Florida general contractor
  • Any commercial building, any size quoted
  • Prep, coating system and access written into the scope
  • Work phased around tenants, guests and the season

Why repaints fail here

Sun, salt and storms test the prep before the paint

On the Gulf coast a coating is only as good as the wall beneath it. Washing, repair and primer take most of the days, and they decide whether the finish still looks right after the next wet season.

Salt and mildew removed first

Chloride on coastal walls and mildew on shaded ones are washed off before primer, and the wash steps are named in the scope.

Access matched to the building

A swing stage on a beach tower, a lift behind a plaza and ladders on an island shop need different plans, and each plan is settled before the quote is final.

Open buildings stay open

Hotels, medical offices, shops and condo towers keep running. Phasing, quiet hours and protection for people below are planned from the start.

Approvals before color

A board vote, a landlord's color list or a city design review can set the start date. We get those answered in writing first.

What we quote

Commercial painting for any building, including

The list runs from a single tenant suite to a Gulf-front tower or an airport hangar. A building that is not on it can still be quoted. Call and tell us what it is.

How a job runs

Six steps, in this order

  1. Send the address and surfaces

Phone us or fill in the quote form. Say what is being painted, who remains inside and whether a date matters.

  2. We walk the building

We inspect the surfaces and how they have weathered, work out how crews reach each wall, and list what must be shielded.

  3. Written scope and quote

In the quote you will find the prep, the coating system, how crews get up, the phases, and each step held back by an approval.

  4. Approvals and permits

A board or landlord color decision, city design review, permits that the work might trigger, and airport or site badging all come before the first coat.

  5. Prep and coating

Wash, repair, prime, then finish coat, in the agreed order. Anything beneath an overhead crew stays shielded.

  6. Punch list and handover

Together we inspect the result, clear whatever is on the punch list, and give you a record of the coating for the building file.

Questions

Before you call

What affects the cost of commercial painting?

No rate card exists, because two buildings are never alike. A quote is built after someone looks at the building, or at photos and plans good enough to show it. What moves it: the surface types and their wear, washing and repair needs, the coating system, how crews get to each wall, whether people are inside, and which approvals come first.

What size of painting job do you quote?

No size is too small or too large to quote. That covers a single tenant suite or storefront as readily as a Gulf-front tower, a farm packing building or an airport hangar. Tell us about the building and its surfaces, and the scope follows from that.

Is a permit needed to paint a commercial building here?

That depends on the building and on who issues permits there. Collier's small-job exemption is limited to single-family detached structures, so a commercial repaint cannot use it. In the City of Naples, substantial facade and awning changes in commercial districts go to design review. Before work begins we put the question to the right office in writing.

Does old paint on my building contain lead?

Coatings applied before 1978 can contain lead. EPA's renovation rule is triggered by work that disturbs such paint in older housing and in child-occupied facilities, and then a certified firm must follow lead-safe practices. Before any scope is written we ask when the building went up and what it is used for.

How long will a repaint run?

A schedule only makes sense after the walk-through. The length turns on how much surface there is, what the washing uncovers, the weather, how crews reach the walls, any approval that must come first, and the hours the building allows. In the wet season, afternoon storms are built into the plan. With those facts in hand you receive an order of work in which every dependency is named.

Is Romco Builders licensed?

Yes. Romco Builders holds a Florida general contractor license. The company was founded in 2015 and has its office in Fort Lauderdale. Ask for the license details and they arrive with your quote.

Does the building have to close during painting?

Seldom. Work is split by floor, wall or zone. Entrances and paths beneath overhead crews are shielded, odor and spray drift are held down, and the owner, manager or association signs off on quiet or after-hours shifts first.

Which parts of Collier County do you quote?

Every part of it: Naples and Old Naples, Marco Island, Everglades City, Chokoloskee, Goodland, Isles of Capri, Immokalee, Golden Gate Estates, East Naples, Naples Park, Vanderbilt Beach and Ave Maria, plus the rest of the county. Each place page says what matters for painting there.
