Commercial painting in Old Naples

Fifth Avenue South is the one street the city's design review page names, because outdoor dining plans there go to the Design Review Board. A storefront repaint on that strip is planned around awnings, sidewalks and the city's calendar, not just the color on the wall.

The City of Naples sends awning additions or changes and substantial facade changes in commercial districts to its Design Review Board, and it treats outdoor dining on Fifth Avenue as its own review item. Storefront owners there often change awnings along with paint, so both arrive in one submittal, and we ask the planners which parts are covered before work is scheduled.

Access shapes the work more than the surface. Sidewalks carry visitors, tables and deliveries. Lifts or fences placed in a public right of way usually need the city's say, so we ask before staging. Sections are done at off hours and fenced, so a shop can open on schedule.

The street is also close to the Gulf and Naples Bay. During Hurricane Irma the weather service found three to four feet of water on Naples's waterfronts, extending less than half a mile inland, so walls here have been wet by salt water as well as rain. Washing and sealing come before coating.

From first call to handover

The same six steps every time

Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. The same order of work serves a single suite or a whole tower.

  1. Send the address and surfaces

Phone us or fill in the quote form. Say what is being painted, who remains inside and whether a date matters.

  2. We walk the building

We inspect the surfaces and how they have weathered, work out how crews reach each wall, and list what must be shielded.

  3. Written scope and quote

In the quote you will find the prep, the coating system, how crews get up, the phases, and each step held back by an approval.

  4. Approvals and permits

A board or landlord color decision, city design review, permits that the work might trigger, and airport or site badging all come before the first coat.

  5. Prep and coating

Wash, repair, prime, then finish coat, in the agreed order. Anything beneath an overhead crew stays shielded.

  6. Punch list and handover

Together we inspect the result, clear whatever is on the punch list, and give you a record of the coating for the building file.

Questions

Commercial painting in Old Naples

Do awning changes on Fifth Avenue South need approval?

The city's Design Review Board page lists changes to building awnings, whether added or changed, among the projects it reviews in commercial districts. Confirm the current process with the Planning Department before ordering fabric or paint.

What affects the cost of commercial painting?

No rate card exists, because two buildings are never alike. A quote is built after someone looks at the building, or at photos and plans good enough to show it. What moves it: the surface types and their wear, washing and repair needs, the coating system, how crews get to each wall, whether people are inside, and which approvals come first.

Does old paint on my building contain lead?

Coatings applied before 1978 can contain lead. EPA's renovation rule is triggered by work that disturbs such paint in older housing and in child-occupied facilities, and then a certified firm must follow lead-safe practices. Before any scope is written we ask when the building went up and what it is used for.

How long will a repaint run?

A schedule only makes sense after the walk-through. The length turns on how much surface there is, what the washing uncovers, the weather, how crews reach the walls, any approval that must come first, and the hours the building allows. In the wet season, afternoon storms are built into the plan. With those facts in hand you receive an order of work in which every dependency is named.
