Elastomeric and waterproofing coatings in Collier County

In Collier County, storms and the wet season can push water sideways into stucco, block and joints, and a wall that looks sound can leak at a corner, a window head or a control joint. A coating that bridges cracks helps, but only when the cause is found first.

Red steel beams crossing a glass and metal building facade against a blue sky.

Elastomeric coatings are thick and flexible. They bridge hairline cracks, and they add a water barrier over masonry. They also need the right substrate: clean, sound and dry. Loose stucco is cut out and patched, and cracks wider than a hairline are repaired before any coating goes on.

Sealants do half the work. Window perimeters, expansion joints, parapet caps and penetrations are cut out and re-sealed before the wall coating covers them, because a coating cannot fix a failed joint behind it.

Hurricane Irma's storm report shows how far water can reach: Marco Island had two to four feet of surge and Naples three to four on its waterfronts. Buildings that took water in a storm may need drying and inspection before coating. Send photos and any leak history, and we scope the work around them.

Order of work

  1. Inspect the walls and mark cracks, joints, penetrations and known leaks.
  2. Wash and let the surface dry; check moisture where leaks were reported.
  3. Cut out and replace failed sealant; patch cracks and spalls.
  4. Prime and apply the specified coats of coating.
  5. Check coverage and thickness as the scope states.
  6. Walk the wall with the owner and note leak points to watch.

Where it goes wrong

The usual problems, and how each is held in check

Leaks that start at a joint

A coating on top will not stop a leak at a failed joint. Joints and penetrations are found and re-sealed first.

Coating over damp masonry

Trapped moisture blisters a coating. We test the wall and wait for it to dry.

Coating thickness

Elastomeric systems depend on the applied thickness. The scope names the number of coats and how coverage is checked.

The limits

Structural repair, roof leaks and below-grade waterproofing are separate scope. Product warranties are not offered here; the coating system is named in the written scope.

Questions

About elastomeric and waterproofing coatings

Will an elastomeric coating stop all leaks?

No coating stops a leak that comes from a failed joint or roof. We find the source first and write it into the scope.

Can waterproofing coatings be applied in the wet season?

Walls must be dry, so work follows the forecast. In the wet season this usually means short starts and careful scheduling.

What affects the cost of commercial painting?

No rate card exists, because two buildings are never alike. A quote is built after someone looks at the building, or at photos and plans good enough to show it. What moves it: the surface types and their wear, washing and repair needs, the coating system, how crews get to each wall, whether people are inside, and which approvals come first.

What size of painting job do you quote?

No size is too small or too large to quote. That covers a single tenant suite or storefront as readily as a Gulf-front tower, a farm packing building or an airport hangar. Tell us about the building and its surfaces, and the scope follows from that.

Is Romco Builders licensed?

Yes. Romco Builders holds a Florida general contractor license. The company was founded in 2015 and has its office in Fort Lauderdale. Ask for the license details and they arrive with your quote.

How a job runs

Six steps, in this order

  1. Send the address and surfaces

Phone us or fill in the quote form. Say what is being painted, who remains inside and whether a date matters.

  2. We walk the building

We inspect the surfaces and how they have weathered, work out how crews reach each wall, and list what must be shielded.

  3. Written scope and quote

In the quote you will find the prep, the coating system, how crews get up, the phases, and each step held back by an approval.

  4. Approvals and permits

A board or landlord color decision, city design review, permits that the work might trigger, and airport or site badging all come before the first coat.

  5. Prep and coating

Wash, repair, prime, then finish coat, in the agreed order. Anything beneath an overhead crew stays shielded.

  6. Punch list and handover

Together we inspect the result, clear whatever is on the punch list, and give you a record of the coating for the building file.
