Marco Island, Collier County

Commercial painting in Marco Island

Hurricane Irma's center made landfall on Marco Island, and a spotter there logged the highest sustained wind the weather service reported on land in South Florida, 112 mph. Paint on this island is chosen for wind-driven rain and salt, and scheduled around the storm season.

Marco Island sits on the Gulf at the south end of the county, and its buildings take weather from the water on every side. The weather service surveyed two to four feet of surge there during Irma, mostly on the south and east parts of the island, and sustained winds of 111 to 115 mph were likely confined to a small area around Marco Island and the nearby coast.

Reaching the island means crossing water. Its first vehicle bridge was a small wooden swing bridge near Goodland, built in 1938, and trucks, lifts and materials still arrive over bridges today. Deliveries are planned with the manager so equipment is on site before the work window opens, not during it.

Much of the island was developed in the 1960s, so some commercial and condo buildings are old enough to carry several layers of coating. Tower and low-rise repaints here start with washing and adhesion checks, and sealants at doors, windows and balconies are looked at before color is chosen.

Permits and approvals in Marco Island

City of Marco Island, Building Services

The city issues its own permits. Its published pages did not state whether a commercial repaint needs one when we looked on 2026-10-14, so we ask the city and any deed-restriction or association body before work starts.

From first call to handover

The same six steps every time

Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. The same order of work serves a single suite or a whole tower.

  1. Send the address and surfaces

Phone us or fill in the quote form. Say what is being painted, who remains inside and whether a date matters.

  2. We walk the building

We inspect the surfaces and how they have weathered, work out how crews reach each wall, and list what must be shielded.

  3. Written scope and quote

In the quote you will find the prep, the coating system, how crews get up, the phases, and each step held back by an approval.

  4. Approvals and permits

A board or landlord color decision, city design review, permits that the work might trigger, and airport or site badging all come before the first coat.

  5. Prep and coating

Wash, repair, prime, then finish coat, in the agreed order. Anything beneath an overhead crew stays shielded.

  6. Punch list and handover

Together we inspect the result, clear whatever is on the punch list, and give you a record of the coating for the building file.

Questions

Commercial painting in Marco Island

Does a commercial repaint on Marco Island need a city permit?

We did not find a published answer on the city's site on 2026-10-14. We ask Building Services for the scope in writing, and we check any association or deed rules that apply to the property.

What affects the cost of commercial painting?

No rate card exists, because two buildings are never alike. A quote is built after someone looks at the building, or at photos and plans good enough to show it. What moves it: the surface types and their wear, washing and repair needs, the coating system, how crews get to each wall, whether people are inside, and which approvals come first.

Does old paint on my building contain lead?

Coatings applied before 1978 can contain lead. EPA's renovation rule is triggered by work that disturbs such paint in older housing and in child-occupied facilities, and then a certified firm must follow lead-safe practices. Before any scope is written we ask when the building went up and what it is used for.

How long will a repaint run?

A schedule only makes sense after the walk-through. The length turns on how much surface there is, what the washing uncovers, the weather, how crews reach the walls, any approval that must come first, and the hours the building allows. In the wet season, afternoon storms are built into the plan. With those facts in hand you receive an order of work in which every dependency is named.
