Interior commercial painting in Collier County

Collier County has both a permanent and a seasonal population, so many buildings run on two calendars. That rhythm decides when an interior can be painted with the least disruption.

An empty, bright hall with white walls, square columns and a grid of ceiling lights.

Wherever a space goes quiet for part of the year, that stretch is the opening. A suite with a seasonal tenant can be taken whole, and a lobby can be done in halves while one entrance stays open. We ask about the occupancy calendar first and build the phasing from the answer.

Interiors here mix old and new. A 1980s office on the Tamiami Trail has plaster-patched walls and heavily worn corridors. A newer medical building off Immokalee Road has glass partitions, tight ceilings and rooms that must stay clean. Each needs its own prep list, and the scope writes it surface by surface.

Humidity matters more in Collier than in drier states. Walls that sat in a closed, unconditioned space can hold moisture, and paint over a damp wall blisters. Air conditioning is kept running where the building allows, and wall readings are taken before any primer goes on. Send photos or a floor plan, and we scope the rooms as you describe them.

Order of work

  1. Walk the space and note the occupancy calendar with the manager.
  2. Agree the phases, the working hours and the storage spot for materials.
  3. Protect floors, counters, equipment and anything that stays in service.
  4. Repair, sand and prime patches, then check the walls for moisture.
  5. Apply the finish coats zone by zone.
  6. Tour each finished zone with the manager and settle the last fixes before it reopens.

Where it goes wrong

The usual problems, and how each is held in check

Walls that are damp underneath

A leak or a shut-down air handler leaves moisture in drywall. We find the source with the manager, let the wall dry, and only then prime and coat.

Patients, guests and staff nearby

A clinic or a bank branch cannot close a hall for a week. Zones are sealed, odors are limited, and shifts are agreed with the person who runs the space.

Corridors that scuff in a month

Carts, luggage and wheelchairs wear the first four feet of a wall. Those zones get a tougher coating than the walls above them, and the scope marks the line.

The limits

Stripping wall coverings, treating mold and replacing drywall instead of patching it count as separate scope. Moving IT equipment, records and furniture is agreed in writing or left to the tenant.

Questions

About interior commercial painting

Can interior work be done at night in Naples office buildings?

Often, if the lease and the property manager allow it. After-hours access, alarm codes and parking are settled before the first shift.

Does summer make interior painting easier to schedule?

For tenants on a seasonal calendar, often yes. When a space sits idle part of the year, the manager can hand us whole floors.

What affects the cost of commercial painting?

No rate card exists, because two buildings are never alike. A quote is built after someone looks at the building, or at photos and plans good enough to show it. What moves it: the surface types and their wear, washing and repair needs, the coating system, how crews get to each wall, whether people are inside, and which approvals come first.

What size of painting job do you quote?

No size is too small or too large to quote. That covers a single tenant suite or storefront as readily as a Gulf-front tower, a farm packing building or an airport hangar. Tell us about the building and its surfaces, and the scope follows from that.

Is Romco Builders licensed?

Yes. Romco Builders holds a Florida general contractor license. The company was founded in 2015 and has its office in Fort Lauderdale. Ask for the license details and they arrive with your quote.

How a job runs

Six steps, in this order

  1. Send the address and surfaces

Phone us or fill in the quote form. Say what is being painted, who remains inside and whether a date matters.

  2. We walk the building

We inspect the surfaces and how they have weathered, work out how crews reach each wall, and list what must be shielded.

  3. Written scope and quote

In the quote you will find the prep, the coating system, how crews get up, the phases, and each step held back by an approval.

  4. Approvals and permits

A board or landlord color decision, city design review, permits that the work might trigger, and airport or site badging all come before the first coat.

  5. Prep and coating

Wash, repair, prime, then finish coat, in the agreed order. Anything beneath an overhead crew stays shielded.

  6. Punch list and handover

Together we inspect the result, clear whatever is on the punch list, and give you a record of the coating for the building file.
