Exterior commercial painting in Collier County

Exterior paint in Collier County faces three problems at once: strong sun, a wet season that runs from April through September, and wind that can arrive with a named storm. A coating chosen for one of them and not the others tends to fail early.

A worker hanging on ropes beside a white wall, rolling paint near the roofline under a deep blue sky.

The wall comes first. Mildew and chalk are washed off, hairline stucco cracks are opened and filled, and failed joint sealant around storefronts and windows is cut out and replaced. Rust on railings, lintels and metal trim is brought back to clean metal and primed. The finish goes over a surface that will hold it.

Commercial buildings in the City of Naples have one more step. The city's Design Review Board covers substantial facade changes and awning changes in commercial and multifamily zones, so a new color scheme there can mean a submittal before work starts. We ask for the planning staff's answer in writing and schedule around it.

Plazas along US 41 and the roads off it are often long, low and shared by many tenants, with one landlord deciding color. Elevation by elevation, we scope the walls, soffits, doors and railings separately, so you can compare quotes line by line. Send a photo of each side and the access it has.

Order of work

  1. Walk every elevation and note cracks, rust, failed sealant and access limits.
  2. Confirm color approvals with the landlord, the association or the city.
  3. Wash the walls, then repair cracks and replace failed sealant.
  4. Prime bare, repaired and rusted areas.
  5. Apply the finish coats, working with the sun and the weather.
  6. Tour the building with the owner and list any touch-ups before sign-off.

Where it goes wrong

The usual problems, and how each is held in check

Paint over chalk or mildew

A wall that rubs off on a hand, or that carries green growth, will lift the new coat. It is washed and, where needed, given a bonding primer before anything else goes on.

Afternoon storms

Summer thunderstorms build in the afternoon. We work the sunny faces first, start early, and never coat a wet surface.

Cracks that return

A crack that is only painted reopens within a season. We open it, fill it, seal it, and list the repaired cracks in the scope.

Spray drift onto cars and neighbors

Plaza parking lots are rarely empty. We spray only in calm air, move or cover vehicles, and switch to rollers where mist would carry.

The limits

Structural cracks and spalled concrete need an engineer or a licensed repair trade. A color change in a review district needs the city's approval, which only the city can grant.

Questions

About exterior commercial painting

Does a Naples commercial building need design review to change color?

The City of Naples says its Design Review Board covers substantial changes to building facades in commercial and multifamily districts. Whether a repaint alone counts is a question for the planning staff, and we ask before ordering materials.

When is the best time to paint an exterior in Collier County?

Many owners aim for the dry months, roughly October through March. Work can run in the wet season with planning around the afternoon rain.

What affects the cost of commercial painting?

No rate card exists, because two buildings are never alike. A quote is built after someone looks at the building, or at photos and plans good enough to show it. What moves it: the surface types and their wear, washing and repair needs, the coating system, how crews get to each wall, whether people are inside, and which approvals come first.

What size of painting job do you quote?

No size is too small or too large to quote. That covers a single tenant suite or storefront as readily as a Gulf-front tower, a farm packing building or an airport hangar. Tell us about the building and its surfaces, and the scope follows from that.

Is Romco Builders licensed?

Yes. Romco Builders holds a Florida general contractor license. The company was founded in 2015 and has its office in Fort Lauderdale. Ask for the license details and they arrive with your quote.

How a job runs

Six steps, in this order

  1. Send the address and surfaces

Phone us or fill in the quote form. Say what is being painted, who remains inside and whether a date matters.

  2. We walk the building

We inspect the surfaces and how they have weathered, work out how crews reach each wall, and list what must be shielded.

  3. Written scope and quote

In the quote you will find the prep, the coating system, how crews get up, the phases, and each step held back by an approval.

  4. Approvals and permits

A board or landlord color decision, city design review, permits that the work might trigger, and airport or site badging all come before the first coat.

  5. Prep and coating

Wash, repair, prime, then finish coat, in the agreed order. Anything beneath an overhead crew stays shielded.

  6. Punch list and handover

Together we inspect the result, clear whatever is on the punch list, and give you a record of the coating for the building file.
