Warehouse and industrial painting in Collier County

Collier County's working buildings are spread out. Service yards and shops cluster in and around Naples, and the Immokalee area is heavily agricultural, with farm and packing buildings of its own. They share a need: paint has to protect the structure without stopping the work inside.

A gray metal warehouse with a white block base and a large blue loading door.

Tilt-wall and block walls take a masonry coating applied after the joints are sealed and the wall is washed. Metal buildings need rust treated and primed, then a coating suited to long sun exposure. Loading doors, bollards and rails get a separate, tougher system, and the scope lists them as their own line.

Floors are often in scope as well. Aisle lines, safety zones and sealed slabs are done in sections so forklifts keep moving. Cure time is part of the plan, and we tell the operator which aisle is closed for which hours before the work begins.

Doors, dust and chemicals shape the day. Food, farm and fleet buildings each have their own limits on what can touch a surface. Tell us what the building does and what is stored there, and we write the scope around it.

Order of work

  1. Walk the building with the operator and mark the areas that cannot stop.
  2. Agree the sequence by bay, door or aisle, and the hours that suit the work.
  3. Protect product, equipment and open surfaces.
  4. Wash, treat rust, and repair joints and cracks.
  5. Prime and coat walls, metal and floors in sections.
  6. Inspect the finished bays with the operator and note the last touch-ups.

Where it goes wrong

The usual problems, and how each is held in check

Operations that cannot stop

Trucks load every day. Work is sequenced by bay, door or aisle, with walkways and forklift lanes kept clear.

Rust under old paint

Metal that is painted over without treatment keeps rusting. Rust is scraped or blasted back, then primed, and the scope states how far back it goes.

Dust and overspray near product

Sensitive stock and open food areas are sealed off or moved before spraying starts, and we agree the line with the operator.

The limits

Roof leaks, structural steel repair and slab replacement are separate scope. Contact with food or chemicals needs the operator's written requirements before a coating is chosen.

Questions

About warehouse and industrial painting

Can floors be coated while the warehouse is working?

Often, in sections. The scope shows which aisles close and for how long, and lanes for forklifts and foot traffic stay open.

Can you paint a metal building near Immokalee?

Yes. We quote metal and masonry buildings anywhere in Collier County. Rust treatment and a coating suited to long sun exposure are written into the scope.

What affects the cost of commercial painting?

No rate card exists, because two buildings are never alike. A quote is built after someone looks at the building, or at photos and plans good enough to show it. What moves it: the surface types and their wear, washing and repair needs, the coating system, how crews get to each wall, whether people are inside, and which approvals come first.

What size of painting job do you quote?

No size is too small or too large to quote. That covers a single tenant suite or storefront as readily as a Gulf-front tower, a farm packing building or an airport hangar. Tell us about the building and its surfaces, and the scope follows from that.

Is Romco Builders licensed?

Yes. Romco Builders holds a Florida general contractor license. The company was founded in 2015 and has its office in Fort Lauderdale. Ask for the license details and they arrive with your quote.

How a job runs

Six steps, in this order

  1. Send the address and surfaces

Phone us or fill in the quote form. Say what is being painted, who remains inside and whether a date matters.

  2. We walk the building

We inspect the surfaces and how they have weathered, work out how crews reach each wall, and list what must be shielded.

  3. Written scope and quote

In the quote you will find the prep, the coating system, how crews get up, the phases, and each step held back by an approval.

  4. Approvals and permits

A board or landlord color decision, city design review, permits that the work might trigger, and airport or site badging all come before the first coat.

  5. Prep and coating

Wash, repair, prime, then finish coat, in the agreed order. Anything beneath an overhead crew stays shielded.

  6. Punch list and handover

Together we inspect the result, clear whatever is on the punch list, and give you a record of the coating for the building file.
