HOA and multifamily repaints in Collier County

Condominium and homeowner associations are common across Collier County, from clusters of low-rise buildings in East Naples to communities in Ave Maria. The decision to repaint belongs to a board, and the board answers to owners who have to be informed.

Several yellow and orange boom lifts raised against a cloudy blue sky.

That makes the process as important as the painting. A board needs a scope it can read, a color submission, a schedule it can announce, and a sense of what a delay costs. We write the scope so it can go into a meeting packet and be compared line by line with other bids.

Collier communities have seasonal residents, so some owners are away during a phase. Notices go out early and in writing, balcony and lanai access is arranged through the manager, and units that miss a window are tracked and returned to later.

Work is phased building by building. Walkways, stairs, mailboxes and pools stay usable around each phase, and trash and recycling rules follow the community's own. Send the community's plan and the board's schedule, and we scope it as the board describes it.

Order of work

  1. Meet the board or manager and review the community plan.
  2. Submit the scope, color samples and phasing for approval.
  3. Send notices to owners and set access dates.
  4. Wash, repair and prime building by building.
  5. Apply finish coats and protect walkways and common areas.
  6. Tour each finished building with the manager and log any remaining touch-ups.

Where it goes wrong

The usual problems, and how each is held in check

A color vote that drags

A vote that slips pushes the whole schedule. We submit samples early and plan the start from the board's calendar, not ours.

Owners who cannot be reached

Lanais and balconies stay locked when owners are away. Early notice, a contact through the manager, and a follow-up list keep those units from stalling the building.

Stairs and walkways in use

Residents still use the stairs and landings. Each phase is signed, barricaded and kept short, and fresh paint is marked.

The limits

Assessments, special votes and the approved color list belong to the association. Structural repair on balconies and stairs is separate scope.

Questions

About hoa and multifamily repaints

Can you present a scope to our board?

Yes. The written scope is built to go into a board packet, with surfaces, prep and phasing listed so bids can be compared.

How are part-year residents informed?

The manager sends written notices before each phase. Locked lanais and balconies are tracked on a list and revisited after the main work.

What affects the cost of commercial painting?

No rate card exists, because two buildings are never alike. A quote is built after someone looks at the building, or at photos and plans good enough to show it. What moves it: the surface types and their wear, washing and repair needs, the coating system, how crews get to each wall, whether people are inside, and which approvals come first.

What size of painting job do you quote?

No size is too small or too large to quote. That covers a single tenant suite or storefront as readily as a Gulf-front tower, a farm packing building or an airport hangar. Tell us about the building and its surfaces, and the scope follows from that.

Is Romco Builders licensed?

Yes. Romco Builders holds a Florida general contractor license. The company was founded in 2015 and has its office in Fort Lauderdale. Ask for the license details and they arrive with your quote.

How a job runs

Six steps, in this order

  1. Send the address and surfaces

Phone us or fill in the quote form. Say what is being painted, who remains inside and whether a date matters.

  2. We walk the building

We inspect the surfaces and how they have weathered, work out how crews reach each wall, and list what must be shielded.

  3. Written scope and quote

In the quote you will find the prep, the coating system, how crews get up, the phases, and each step held back by an approval.

  4. Approvals and permits

A board or landlord color decision, city design review, permits that the work might trigger, and airport or site badging all come before the first coat.

  5. Prep and coating

Wash, repair, prime, then finish coat, in the agreed order. Anything beneath an overhead crew stays shielded.

  6. Punch list and handover

Together we inspect the result, clear whatever is on the punch list, and give you a record of the coating for the building file.
