Office, retail and tenant improvement painting in Collier County

A tenant improvement job has a deadline set by a lease, a permit or an opening date. In Collier County, that often means a shop in a plaza on the Tamiami Trail or a restaurant that wants to be ready before the winter crowd arrives.

Painting sits at the end of a long line of trades. Drywall, ceilings, electrical and flooring all finish before it, and it finishes before the inspector and the move-in. We ask for the schedule of the other trades early, so the paint window is where the plan says it is.

Landlords usually keep a list of approved colors and finishes, and some require a submittal for anything on the storefront. We get that list first, so the tenant's color is checked against it before a gallon is opened.

Touch-up and turnover work is a separate, shorter job. Vacated suites are cleaned, patched and repainted to the landlord's standard so the space can be shown quickly. Send the suite and the dates, and we quote it as a build-out or as a turnover.

Order of work

  1. Confirm the suite, the other trades' schedule and the landlord's color list.
  2. Check that drywall, ceilings and cleaning are finished.
  3. Protect floors, fixtures and windows.
  4. Prime, then apply finish coats.
  5. Touch up after the other trades and before inspection.
  6. Go through the suite with the tenant or landlord and record any last fixes.

Where it goes wrong

The usual problems, and how each is held in check

Paint crews waiting on other trades

A suite that is not dry-walled or cleaned cannot be painted. We confirm the state of the room before we mobilize.

Color that does not match the lease

Tenants choose what they love and landlords hold what they approved. We check the color against the landlord's list in advance.

Marks on new floors and fixtures

A flooring or fixture crew can follow us by hours. Floors, millwork and glass are covered before the first coat.

The limits

Drywall hanging and finishing, wallcovering, millwork and signage belong to other trades. Landlord approvals and city sign or design review are not ours to give.

Questions

About office, retail and tenant build-out painting

Can you work around the other trades in a build-out?

Yes. We ask for their schedule, and the quote states when the room must be ready for painting.

Do you paint vacant suites between tenants?

Yes. A turnover is cleaned, patched and repainted to the landlord's list, and we scope it from the suite size and condition.

What affects the cost of commercial painting?

No rate card exists, because two buildings are never alike. A quote is built after someone looks at the building, or at photos and plans good enough to show it. What moves it: the surface types and their wear, washing and repair needs, the coating system, how crews get to each wall, whether people are inside, and which approvals come first.

What size of painting job do you quote?

No size is too small or too large to quote. That covers a single tenant suite or storefront as readily as a Gulf-front tower, a farm packing building or an airport hangar. Tell us about the building and its surfaces, and the scope follows from that.

Is Romco Builders licensed?

Yes. Romco Builders holds a Florida general contractor license. The company was founded in 2015 and has its office in Fort Lauderdale. Ask for the license details and they arrive with your quote.

How a job runs

Six steps, in this order

  1. Send the address and surfaces

Phone us or fill in the quote form. Say what is being painted, who remains inside and whether a date matters.

  2. We walk the building

We inspect the surfaces and how they have weathered, work out how crews reach each wall, and list what must be shielded.

  3. Written scope and quote

In the quote you will find the prep, the coating system, how crews get up, the phases, and each step held back by an approval.

  4. Approvals and permits

A board or landlord color decision, city design review, permits that the work might trigger, and airport or site badging all come before the first coat.

  5. Prep and coating

Wash, repair, prime, then finish coat, in the agreed order. Anything beneath an overhead crew stays shielded.

  6. Punch list and handover

Together we inspect the result, clear whatever is on the punch list, and give you a record of the coating for the building file.
